Park Shirlington Apartmet Complex

The situation

Standard Properties chose Walker & Dunlop when seeking refinancing for its Park Shirlington apartment complex due to HUD 221(d)4’s complex requirements. With W&D’s specialized expertise in this type of financing, the client aimed to convert the property to a long-term affordable housing solution.

The solution


Converting this market-rate property into affordable housing is a small but necessary step forward at a time when economical options are in short supply. We secured more than $46 million in financing, which allowed for substantial renovations to all units, as well as a new clubhouse and leasing office. Through the LIHTC, 100% of the units are now affordable and designated for families earning 60 percent AMI.
