John O’Toole is an executive vice president and chief operating officer of Affordable Housing and head of Equity at Walker & Dunlop and is based in Chicago, Illinois. In this role, he serves as head of affordable equity and chief operating officer of affordable housing, leading the strategic vision across the firm’s equity, debt, and investment sales platforms and overseeing operational execution across the affordable equity business. He has nearly 20 years of leadership experience in real estate finance, operations, and strategic growth.

Prior to his current role, O’Toole served as head of strategy and operations for Walker & Dunlop Affordable Housing | Equity, where he led strategic planning initiatives for the platform. Before that, he led the firm’s seniors housing and healthcare bridge lending group within Walker & Dunlop Investment Partners. Earlier in his career, he held senior leadership roles at Lument and its predecessor entities, ORIX Real Estate Capital and Red Capital Group, overseeing underwriting, deployment, and asset management activities across affordable housing, conventional multifamily, seniors housing, and healthcare real estate financing platforms. He began his real estate career at CIT Healthcare and also held positions with GE Capital, Deloitte, and Arthur Andersen.

O’Toole earned a bachelor’s degree in accounting from the University of Massachusetts Amherst and is a Certified Public Accountant in Massachusetts.
