Nelson Pratt, MAI

Nelson Pratt is a managing director at Apprise by Walker & Dunlop and is based in Tennessee. In this role as a national HUD practice leader, he manages the firm’s HUD valuation and market study production, strengthens quality controls, and leads team development while scaling specialized HUD and FHA multifamily engagements nationwide. Pratt has over 20 years of experience in multifamily appraisals with an emphasis on HUD-insured assets, eminent domain, housing needs assessments and market studies across the Southeast. He has completed assignments in Tennessee, North Carolina, South Carolina, Georgia, Virginia, Mississippi, Kentucky, Arkansas, New York, New Jersey, Massachusetts, Pennsylvania, Colorada, Maryland, Ohio, West Virginia, and Alabama.  Consulting experience includes market studies for new multifamily construction and housing needs assessments for various municipalities.

Prior to joining Apprise, Pratt served as a managing director at Colliers Valuation & Advisory Services, where he worked in a similar capacity. Earlier in his career, he was an appraiser at Hodges & Pratt Company, PC, where he became a partner and later served as president of the firm.

Pratt earned a bachelor’s degree in business and finance from the University of Tennessee, Knoxville. He is an MAI-designated member of the Appraisal Institute, serves as the 2026 Chair on the executive committee of the National Council of Housing Market Analysts and was appointed to the Tennessee Real Estate Appraiser Commission in 2022. He also sits on the University of Tennessee Finance Department Advisory Council.
