Big bets are back. What €300 million-plus hotel deals tell us about liquidity in the European market

Liquidity is returning for concentrated bets in the European hospitality investment market.

Large single assets above €300 million are attracting interest from private equity firms and owner-operators that are now more willing to make these concentrated investments. Recent transactions include the €430 million Mare Nostrum Resort in Tenerife, €330 million Riu Plaza London, and €310 million Pullman Paris Montparnasse, alongside other €300 million-plus transactions across the UK, France, and Southern Europe.

Investors’ willingness to consider concentrated exposure suggests that risk appetite is shifting as confidence is improving and understanding why some large assets can generate competitive processes while others struggle to attract bids offers important insight into where the European hospitality investment market may be heading next.

Why large hotel deals are attracting capital

Large single-asset transactions create obvious concentration risk: Investors commit substantial capital to one property rather than spreading it across a portfolio of smaller properties; business plan risk becomes more binary and exit less obvious.

Yet that concentration can also create opportunity. Competition for these assets can be shallower than for smaller, more heavily pursued opportunities. For investors prepared to take a concentrated position, that can create the potential for stronger yield profile relative to smaller assets attracting a broader pool of prospective buyers.

The opportunity can work on both sides of a transaction. Existing owners may have benefited from significant average daily rate (ADR) growth relative to fixed costs, increasing cash flow and contributing to asset appreciation. New owners, meanwhile, may identify opportunities to create additional value through capital expenditure and operating efficiencies. The result is an investment proposition that can appeal to different types of capital for different reasons.

Investor conviction is returning selectively for the right opportunity

The return of liquidity does not mean every large hotel asset will find the same depth of demand.

Investor confidence is improving partly because market participants have had time to understand and become more comfortable with the current investment environment. A shortage of investable assets is also contributing to competition for opportunities that meet investors’ criteria.

That creates an important distinction between market liquidity and asset-level liquidity. Generating a competitive process requires more than bringing a large, high-quality property to market. Advisors need to develop an investment thesis that can resonate with multiple pools of capital, including value-add, core-plus, and owner-operator investors when possible.

Each group may approach the same property differently. One investor may focus on existing cash flow. Another may see an opportunity for capital investment and operational improvement. An owner-operator may identify value that depends on its particular operating capabilities.

Clearly articulating those potential paths to value can expand the universe of prospective investors and help create greater competition.

Europe presents a different liquidity story

While some of the forces affecting investor confidence are global, the European hospitality market has characteristics that distinguish it from the United States. Europe has a deep banking market and relatively few markets that investors consider entirely off-limits. That can create a different environment for capital formation and transaction activity.

At the same time, European hospitality is not a single homogeneous investment market. London, Paris, Madrid, Rome, the Balearics present different demand drivers, operating dynamics, and investment propositions. That makes asset selection and positioning especially important. Capital does not eliminate the need to match the right investment opportunity with the right type of investor.

Is this a flight to quality or a broader recovery?

The renewed ability to execute €300 million-plus single-asset transactions is significant because these deals require investors to accept substantial concentration. Their willingness to do so suggests that the market is moving beyond a narrow flight to quality into riskier territory.

A similar return of liquidity is appearing in portfolios of similar size for limited-service and budget hotels and hostels although the investment rationale for those transactions can differ significantly from the rationale behind acquiring a large individual asset. Taken together, those trends suggest investors are becoming willing to assume more risk and invest across more than one segment of the hospitality market.

That mean investment conviction has not returned uniformly. Assets still need a compelling investment thesis, and competition will vary significantly from one opportunity to another.

But investors willing to commit hundreds of millions of euros to individual hotel assets are making a meaningful statement about their confidence in the sector.

What this means for hotel owners and investors

For owners considering a sale, improving liquidity creates opportunity, but successful execution will still depend heavily on how the asset is positioned. Understanding which pools of capital are most likely to recognise the opportunity and articulating a credible investment thesis for each can be as important as the quality of the property itself.

For investors, large assets may offer opportunities precisely because they require conviction. Shallower competition can create a different risk-return proposition than smaller assets pursued by a wider buyer universe, particularly where investors see additional potential through capital investment or operational efficiencies.

The return of large, concentrated transactions provides a useful barometer for European hospitality investment. Big bets are back. The more important question now is how broadly that confidence spreads.
