Walker & Dunlop, Inc. announced today that it has arranged nearly $142 million in financing for the construction of two multifamily communities in Virginia. The financings will support the development of 612 market-rate apartments across Chesapeake and Chesterfield County.
Walker & Dunlop FHA Finance arranged the transactions on behalf of Bonaventure. Chris Rumul, Jason Silva, Cole Parker, and Mike Valucci arranged the financings through the U.S. Department of Housing and Urban Development HUD Section 221(d)(4) loan program.
The financing includes a $62 million HUD Section 221(d)(4) construction loan for Attain at Greenbrier, a 268-unit community in Chesapeake, Virginia, and a $79.9 million HUD Section 221(d)(4) construction loan for Attain at Swift Creek, a 344-unit community in Chesterfield County, Virginia.
"These two financings reflect the strength of our long-standing relationship with Bonaventure and our shared commitment to delivering high-quality multifamily housing in growing Virginia markets,” said Rumul, senior managing director of FHA Finance at Walker & Dunlop. “HUD's Section 221(d)(4) program provided an ideal financing solution for both developments, and we're grateful to Bonaventure and HUD for their partnership in bringing these communities to life."
Attain at Greenbrier will be developed on approximately 9.6 acres in Chesapeake's Greenbrier neighborhood. The community will feature 268 apartments with amenities including a clubhouse, fitness center, resort-style pool, grilling stations, fire pits, and a dog park. Located within walking distance of Greenbrier Mall, the property offers residents convenient access to shopping, dining, healthcare, employment centers, and major transportation corridors throughout the Hampton Roads region.
Attain at Swift Creek will deliver 344 apartment homes across three four-story residential buildings in Chesterfield County, Virginia. The community will feature one-, two-, and three-bedroom floor plans, along with a clubhouse, fitness center, theater, resort-style pool, grilling pavilion, and dog park. The property's location near Route 10 provides convenient access to regional employers, retail destinations, and transportation networks serving the greater Richmond area.
"We're excited to continue expanding our Attain portfolio with two thoughtfully designed communities that will serve the growing housing needs of Chesapeake and Chesterfield County,” said Chris Cobb, president of Bonaventure. “Walker & Dunlop's expertise with the HUD Section 221(d)(4) program and their collaborative approach helped position these transactions for success, and we appreciate their partnership throughout the financing process."
